Building a new home in Pakenham VIC
New homes in Pakenham go up on estate lots such as those in Cardinia Lakes and Lakeside, and on older blocks closer to the town centre. Either way the build follows the same seven stages, and the items our inspectors record most at frame are about bearing and fixing: beam supports not sitting on their plates, jamb studs on skew nails, plate joints bunched together, roof braces spliced without being folded over.
A beam support that does not bear fully on its plate passes load through nails instead of timber.
Jamb studs beside wide openings carry the lintel; they need to sit on the plate and be laminated together.
Top plate joints are staggered and spaced under AS 1684 so the wall has no weak line.
Roof brace splices are folded over the chord and nailed, not simply overlapped.
Ask for your report before the builder's next trade arrives, so fixes happen while the frame is open.
