Why Pakenham owners choose us

Independent. Licensed. Insured.

  • Handover lists here are written around brickwork, flashings and stormwater, because that is where Pakenham builds slip.
  • One inspector carries your job from frame to keys, so an open item from an earlier stage is checked again later.
  • Older Pakenham houses get a roof space and subfloor look wherever access allows, not a walk past the front door.
  • Every report goes out within 24 hours, with photos, the location and the standard behind each item.

FAQ

Pre-Handover (PCI) Inspections in Pakenham: common questions

When should I book a pre-handover inspection in Pakenham?

Once the builder tells you the house is ready for practical completion, ideally a week or more before the handover meeting. That leaves time for the list to reach the builder before you are asked to sign.

Why do you spend so long on the brickwork?

Because open mortar joints under window sills and at the base course let wind driven rain into the cavity, and they are cheap to fix only while the builder is still on site.

Is a missing control joint really a defect?

Control joints in panel cladding let the wall move without cracking. Where they wander off line or stop short, cracking often follows at that point, so we record it.

Will you check the stormwater?

We look into every pit and pipe end we can open by hand. Debris left in the system and pipes left broken are common at handover and cause blockages later.

Do you test appliances, power or plumbing pressure?

No. Circuits are not energised or tested, plumbing is not pressure tested, heating and cooling are not commissioned and appliances are not run. A licensed electrician or plumber covers those.

What falls outside a Pakenham pre-handover inspection?

Electrical, gas and plumbing testing, appliance and system commissioning, smoke alarm testing, anything concealed inside walls or under floors, roofs that cannot be reached safely, and certification of compliance or occupancy. The occupancy permit is issued by your building surveyor, not by us.

Do you offer a return visit once repairs are claimed?

Yes. The reinspection checks every item on the original report and gives you a fresh dated record before settlement.

How long will the inspector be at my new home?

Two to three hours for a typical single storey Pakenham home, longer for a double storey.

Who receives the report?

You do, within 24 hours. Most owners forward it straight to their builder's customer service or site supervisor.
