Daylight through a cladding junction
Unsealed junctions between cladding types and gaps from fascia into the roof void.
In short: If you can see daylight from inside the wall, water and vermin can find the same way in.
Where two claddings meet
Many Pakenham homes mix brick, panel and board cladding. Every change of material is a junction that has to be flashed or sealed.
What we recorded
On one home the junction between two cladding types was open enough that daylight showed from inside. On another the gap between fascia and cladding opened straight into the roof void.
Interlocking boards
We have also recorded cladding boards that were not fully clicked together, leaving uneven gaps, and boundary walls finished with exposed fixings and open holes.
Investigating it
An investigation looks at the detail the manufacturer requires, what was installed, and whether water has already got in, using moisture readings and thermal imaging.
What the report gives you
A clear description of the defect, its likely cause and the requirement it does not meet, so your builder knows what to fix.
